Housing Choice Voucher Program (Section 8) Waiting List

The Housing Authority of the City of Madera administers the Housing Choice Voucher Program, a Federal rent subsidy program under the Department of Housing and Urban Development. In the HCV Program participants find suitable housing offered by a private owner using a Voucher issued by Madera Housing Authority.  The program provides rent subsidy to families in existing rental units in Madera County. The Housing Authority of the City of Madera currently administers 795 Housing Choice Vouchers per month.

 

Any housing selected must pass a Housing Quality Standards (HQS) Inspection.  Families who are newly admitted to the program or move to a new unit, cannot pay more than 40% of their income toward their portion of rent and utilities at the time of move-in.  The subsidy is calculated by using the lower of the Voucher Payment Standard or the gross rent minus the total tenant payment.  All Voucher units must meet a rent reasonableness test, i.e., the rents cannot be higher than similar unassisted units in the area.  This test is performed on each unit at initial lease-up and when an owner requests a rent increase.  This waiting list is currently open and you may submit an application by clicking Get Started at the bottom of the page.   


Project-Based Voucher Waitlists

The Housing Authority of the City of Madera maintains separate Project-Based Voucher (PBV) waitlists for specific units located throughout the City. For these vouchers, rental assistance is tied to a specific unit. The Arborpoint Apartment complex is located at 300 W Clark Street, Madera, CA 93638.  This waiting list is currently open and you may submit an application by clicking Get Started at the bottom of the page.

 

If your application is selected and determined eligible for a PBV unit, you will receive rental assistance for that specific unit only. You will be required to stay in that unit for at least one year. If you choose to move from the Project Based unit after one year, you may be issued a Housing Choice Voucher if one becomes available, which would allow you to move to another unit and continue to receive rental assistance.  


Public Housing Program Waiting List

The Housing Authority of the City of Madera offers Public Housing.  The Public Housing Program provides rental assistance to low and moderate-income families and individuals.  The Housing of the City of Madera owns and manages 244 public housing units consisting of a variety of apartments, duplexes, and single-family homes which are scattered thru out the City of Madera.  Participation in the Public Housing Program requires that a pre-application be submitted to determine eligibility for the program.  This waiting list is currently open and you may submit an application by clicking Get Started at the bottom of the page. 


The Housing Authority of the City of Madera has established local preferences and applicants will be required to provide documentation for any preferences applied to your household at the time of application review.  Failure to provide verification of preferences applied will result in your application being returned to the waiting list without the preference.

If we are unable to contact you at the address provided, your application will be removed from the Waiting List for the program(s) you applied for and you will have to reapply the next time the waiting list is open.
